Lived here for WAY too long. These building should have been torn down in the 90's (in fact, there was a demolition permit requested in 2000, but it was cancelled because they sold the building instead). "Dog-Friendly" means barking dogs. "Newly renovated" means painting over mold. Building staff rotates yearly because it sucks working there more than is sucks living there - currently they can't even find someone to take the job (at least not for what they want to pay)! The management company (currently Timbercreek) demands entry into the apartment multiple times a year for no good reasons, and any work the $1 contractors they hire may actually do is always done wrong, meaning MORE unwelcome visits from more bottom-level workmen. Nothing like groups of smelly strangers you've never met coming in to your apartment every few months. If you like feeling trapped in a smelly, noisy building, with no on-site management, and incompetent repair men who fix everything by 'finding the sweet spot', then these are for you.

Lived in 520 for over a year with no issue. Transferred to 560 and was neglected to be told of the cockroach infestation. Was told I was getting a new fridge when I moved in in Nov 2016 and after putting in probably 15 requests wondering where it was, my requests kept getting deleted from files and paperwork was lost or ignored. The maintenance workers are great here however the office management likes to ignore issues and hope the tenant will forget. I was actually told that they pretend to lose paperwork in order to not give new fridges or stoves to tenants. I give up and am not happy :(

DO NOT MOVE HERE. In our first 2 weeks of living in our apartment Timbercreek neglected to lock our apartment after their contractor was finished and someone stole my computer. Timbercreek takes zero responsibility for leaving the unit unlocked. The London Regional Manager, Christa Gibb, refuses to answer emails more than days apart and offers no help in resolving the issue. We are now out a computer, on the hook for replacing it, and forced to stay with Timbercreek for the rest of our lease never knowing if we or our belongings are safe. If you live with Timbercreek you will be treated with disrespect and your belongings are up for grabs.

Abysmal management. I came in for a scheduled viewing of a one bedroom apartment and was kept waiting in the lobby for 10 minutes before we called to see what the hold up was. They apologized for the mistake and assured us that someone would be down immediately to show off the apartment, but after 10 more minutes of waiting no one had arrived. We attempted to call one more time but only got to voice mail before finally leaving. Evidently, Tyler's previous review wasn't far off. If you're looking for an apartment to rent, don't bother wasting your time with this location or it's poor management.

From deliberately misleading tenants to systematically ignoring tenants' request, Timbercreek and Le Sommet have come to represent the very worst in business ethics. After 11 months, Timbercreek has yet to fix the AC or the major noise issues we experience. I would never recommend that company, which I believe is morally blameworthy.

We had an apartment booked for a night and when we called to arrange key pick up etc. we were advised that we would not be able to rent the apartment that night. At this time we were already on our way to Montreal and had to scramble to make other arrangements. The management who we spoke with advised that they were aware of the "situation" earlier that day and failed to contact us to advise. They said they would try to help us find other accommodations and after waiting a half hour we called them back to be advised there was nothing they could do for us. We were able to find other arrangements in the end. However, ended up spending a lot more on meals then we planned as we planned on eating at the apartment. We disappointed in the management service at this hotel/apartment.

2017 Update: March 12th is now the 3rd day without hot water. This is becoming normal as the hot water has been off close to half a dozen times over the last few months. Colony Square has become more of a camping experience than a renovated building. I will say the new carpets and paint make the building look more modern. Hot water would make it feel a bit more modern! 7 AM on a Saturday and the construction crews hired by Timbercreek are hard at it. Usually they wait until 7:45 but really, why would they care. 5 months of jackhammers, 7 months of hammer drilling, 2-3 months without a balcony, 1 year+ without the pool, and it is still a dump. 5/10 days over 2 working weeks I had to leave early am and the elevators were not working. Funny, the first thing that Colony Square was a 100% on was failed elevators. Good thing I am not wheelchair bound...I wouldn't get any where! The elevators are deemed safe by the powers that be (city or province). Maybe we should ask the poor guy that got locked in an elevator for an hour what he thinks. Safe though. Just not reliable - some times both elevators in one tower will fail at the same time. Nothing like trying to lug groceries up the stairs to get a sweat on! Water creeping thought the cement slabs has actually gotten worse during construction and the finish on my car is destroyed. My windshield seems to have not taken well the the corrosive drips either as it appear to have aged 10 years in just 5 years. Enter at your own risk!

The quality of life offered through living at colony square is abysmal. Random water shut-off, yellow water. Unplanned, unqualified and unsafe renovations. Unorganized, disrespectful and rude staff. Fire department disabled the fire alarms because colony square couldn't maintain them. After moving out it took 6 verbal requests and 4 months to remove my phone number from the apartment buzzer. Abysmal.

Timbercreek manages colony square, 525-555 St Mary ave.This place is a dump. Total garbage. unfinished renovations all around the building from unqualified renovators. Garbage in the hallways. There are 2 elevators and if one is out of service the other is on service. Fire alarms going off all the time. Water goes off all the time unexpectedly. Have to wear a winter parka to do your laundry as they have no heat in laundry room and that's if your lucky enough to find a machine not out of service or in use. No security in parkade. There is no onsite manager after hours to call if you have problems. Get some idiot in Toronto or wherever they hired some call service. I forgot to mention the crappy windows/insulation they have in the apts too. if you live on an end apt be prepared to pay 150+ hydro bills to keep your bedroom, living room at a comfortable temperature.

Terrible system and employees. They will scam you and lie to you whenever they get the chance. Owed me money for six months and even sent confirmation that the cheque was sent out and then months later required additional information in order to send out the cheque. Every employee there makes up their own policy and is very inconsistent. Worse for tenants and you need to make sure you watch for yourself and deman what you are owed.

Yes, the outside of the building looks dated, but the rooms are large, newly renovated and modern! All of the appliances are new and function great! The balcony is awesome, and walls must be very soundproof as I cannot hear any music or noise if the neighbours host a house party (you can hear the music in the hallway, but as soon as our door is shut you cannot hear anything!). The amenities of this building are also wonderful! It has a gym (although an upgrade of equipment would be nice), and a games room! I love the location of this building because it is only 3 blocks from the train and only 2 blocks to Stephen Avenue! I do wish that there was more storage space in the bathroom, but this was easily fixed by adding a storage shelf. The elevators can also be really slow during "peak hours", which can be frustrating. They do shut the water off once a month to complete renovating other rooms of the building. However, this is usually between 9am and 4pm when most people are at work, so it really isn't much of a problem. It would also be nice if the building owned it's own parkade and if there was somewhere for visitors to park. As it is annoying and inconvenient to have them pay to street park or park with Westpark/Indigo. I've lived here for almost 2 years now with my partner and we really enjoy it!

Do Not Rent Here!!! This apartment building shuts off their water for 8 hours at least ONCE every month for maintenance which is unacceptable. Occasionally, water will be cut off in the middle of the day as well, because of unknown, and unexplained "emergency" situations. The balcony is always littered with cigarette butts and other debris as there is a gap between the wall and floor. There is no way of telling which floor it came from as it goes from the top floor all the way down. The management, is apathetic because they've grown accustomed to these situations and will not be able to offer anything other than their usual spiel.

Very very clean building, albeit some of the apartments do not have any heat whatsoever, you have to run the hot water tap about 10 minutes to get hot water, total waste of water. The $ 200.00 tenant referral offer is fraudulent, they do not pay.

Very slow repairs. Rude staff & management. Some Maintenance "men" local site Mooregate unskilled and beyond rude. Tenants are assets. Poor service. Management yells at tenants. They don't care about tenant rights or concerns. Don't move here. "No community" and extremely poor service/repairs and terrible treatment regarding tenant needs, concerns, and how they abuse authority. Lots of crime. No Security. Laundry room a nightmare. Very unresponsive and punitive Landlord.

Do not move here. Since moving in November 1 2015 we have since acquired bed bugs (which the landlords sent Orkin once, with no follow up sent even though we got a notice one would) and had our water shut off at least once a week. Today I woke up to find out there wasno water AGAIN but recieved no notice. When I called to find out why and that we recieved no notice the woman was rude and says she "promises we got a notice." She then proceeded to hang up on me. Considering we pay 1900 a month, this is totally unacceptable.

Horrible, unethical and unprofessional management. They have absolutely no understanding of customer service and customer satisfaction. I do not recommend renting a property here. They provided misinformation about their parking price compared to what was advertised on their website. They stopped responding to our queries as soon as they received our security deposit. They make you pay security deposit (more like their way of holding a person hostage in signing the lease) at the time of rental application which is apparently non-refundable. We lost our $500 security deposit because we chose not to rent an apartment with this unprofessional and unethical management. DO NOT give security deposit with rental application as its non-refundable.

There seems to be no strict management at the building. There are rules when you sign up put the people seem to just ignore them making hard for other tenants to accept. Management keeps saying they don't know what to do about it. Step up and enforce the rules or maybe there should be a change in management. 12-14-15

Went 11 months with no hot water. They say when you move out you will get your key deposit back but than you get a line of bull and not your money back. They also had signs up that if you refer a friend and they move in you will get a $500. Pre paid visa. 7 weeks later and still waiting. Funny how they want their money on time, but when they owe you money all you get is a bunch of bull

Not a pleasant place to live. The rooms are very old and I had several problems with mine (including an ant infestation when I moved in). Some maintenance issues were never resolved. The staff can be unprofessional at times as well. The only good thing about this place is the location: close to UWO and to the hospital.

Dont move here whatever you do especially if you have a dog, are sensitive to your apartment being over 25*C on a regular basis, dont like touching other peoples shit filled diapers in the garbage shute (not in bag), dont like waiting more than 5 minutes for an elevator just to have it filled with some dude and a whole shopping cart, dont like leaky stinky garages, dont like random people getting into the apartment because the front door always seems to be stuck open, dont like getting anything but ignorant talk back when issueing any complaint or "maintenance request", dont like submitting five maintenance requests for the same thing, dont like not having water (hot or cold) at any random time during the day (mostly night) and just overall dont like living in a big stinky building in a constant state of disrepair and terrible parking. (also on most weekends you cannot park in your own parking lot because its so busy) TL:DR = DO NOT COME HERE

PLEASE DO NOT MOVE A FAMILY TO THIS BUILDING. The cockroaches and infestation of red ants has taken over this building. It is unsafe in all ways. Police here every week, they actually keep an undercover in the parking lot most of the time. Marijuana grow ups are constantly found in the building as well as animal feces.. and sometime even human feces! Move here, you're moving into Hell!

Worst place I have ever lived, the landlord is essentially an ex Nazi SS and never follows through when he says he'll do something. They shut down the water a few weeks ago and I still don't have hot water to this day! If I had to relate my experience of living at this apartment to living conditions from the past it would have to be Auschwitz, and that's not even to belittle Auschwitz in anyway. Urine fills the halls because of unruly pets and their owners. Floods are such a common occurrence everyone wears rain jackets in the building, the stove burns literally everything you can imagine, including water (when boiled), and you can't get a new stove/oven because there is no shaft elevator, just the slave elevat... woops i meant resident elevators which are quite small. Other than that at least living here gives you the right to consider yourself a Bear Grylls-esqu survivor.

I lived in this apartment as a lease takeover for 5 months over the summer. The building itself is decent, my one bedroom was a fair size and the lobbies were always kept in relatively good condition. There are 2 elevators, one of which was out of service for 3 of the 5 months I lived here, but did eventually get fixed. I had few issues with the apartment itself, not a lot of noise heard from neighbours, and the staff on site were, for the most part, great. My issue, however, lies with the management company itself. I received an eviction notice AFTER rent money had come out of my account and had to call and email the coordinator several times before the issue was resolved and they "found" my "missing" cheques that they had already cashed. Throughout my stay, rent always came out sporadically, rarely on the 1st of the month. Overall, the people you see/deal with on a daily/weekly basis are usually pretty good, but the administrative/management side is completely unorganized.

Been renting her for 3 years now. Some Cons: 1) Told us the hydro would be $80-120 per month. Consistently pay $250-350, November to April, then $150-200 June-August. 2) The place is freezing (20 Fahrenheit) in the winter, and boiling (30) in the summer, despite paying such a ridiculous amount for hydro. 3) Took the staff TWO YEARS to fix something very minor in our apartment 4) The sidewalk and lawn is constantly covered in dog crap. Pro's: 1) Nice layout, nice windows, lots of space (2 bdrm unit) 2) nice views, kinda 3) close to parks, trails, river 4) walking distance to middle eastern, and asian supermarkets, quite a trek to metro though.

With change in management, rent has just skyrocketed!! Don't be fooled by pictures. New suites renovated cheaply. Throwing new flooring down and installing new faucets does not hide the fact this building is 30+ years old. Winter absolutely freezing, heat evaporates through windows and walls. Problem with tiny ants, no matter how hard you try to clean. With the new floors, you can hear every every footstep stomp from above. Walkways to underground are filthy, walls peeling, wet with mold. Laundry machines do not clean clothes. Illusion that you have an onsite gym does not make up for this aged apartment building. I feel sorry for those who are paying insane rent for the so called "renovated units". With each renovation, hot water pressure is getting worse. Enough is enough. Not WORTH the money they want. Beware.

I've lived in Lord Dufferin Apartment for a year, and absolutely love this building. The apartment is a good size place for Toronto. I was able to fit everything I owned comfortably into it (including my king size bed!). The staff at Lord Dufferin (Mario and Abner) are wonderful! They always assist me quickly when I call or email them with something. And they do so with a smile on their face. Additionally, they are very good at letting residents know if they need to turn anything off to be fixed. I always receive paper notification prior to anything happening. The pool is a wonderful feature on the hot summer months. They have a lifeguard on duty every day for safety. Nothing beats the view! I receive positive comments from friends and family everytime they visit. I'm able to see the water and the city from the balcony and I spent a good deal of time sitting out relaxing on here. Never had an issue with bugs or rodents. Not once. Place is very clean and classy. If you are looking for a place to live in Toronto I would seriously consider Lord Dufferin Apartments.

We had lived in this building for a year and I agree with the "poor-fair" reviews listed below. The noise throughout this apartment block is terrible, from yapping dogs day and night to jackhammers starting first thing in the morning. The fire alarm goes off frequently, probably because of students smoking weed in their rooms. Complaints to the management have not changed anything. The staff are pleasant to your face but ultimately ineffectual. While everything is supposedly included in the rental price of the unit, I have had the most irritating time with the patchy internet and the basic cable package. I know tenants who have left on the basis that the internet service is so poor. All this is incredibly frustrating considering that I pay for what is termed a "luxury apartment". The prices here are sky-high and, while the amenities like the gym and pool are nice, you can do much better for your money.

This appartment building is an amazingly well kept & properly ran living establishment. The supertendents of the building, (Sean&Liz) are great people whom not only ensure your satisfaction, but are there for you on a ‘personal yet professionial‘ basis! The nuilding is quite and clean. I and my wife have never been happier to live in a place such as this before as bigger building are “usually“ ran by slum-lords! Very happy to STAY here!

Club Sommet is the best living experience in Montreal. The only residential building that offers a concierge service, private chauffeur, free breakfast in the morning, all inclusive and newly renovated laundry room, internet access, sauna, indoor and outdoor pool, gym, 24/7 doorman....I could go on and on about what Club Sommet has to offer to every tenant. You will feel like part of an exclusive community. Regular parties in the building to get to know your neighbors but also the partners of the Club Sommet that offer tenants great discounts...if you can find something like that anywhere in Montreal, please do let me know. I really think that what Club Sommet is doing is amazing especially for someone freshly arriving in Montreal. Renovations are ongoing, jackhammer was used everyday for 2-3 months, unlivable conditions due to sound even in high levels of the building. Complaints through the roof, administration showed no sympathy. May occur again due to two more garage levels. Quality of the apartments leaves a lot to be desired. Many issues that should not occur at this price range. In winter, area around windows is unlivable, will be ice cold, poor insulation. Oven/microwave does not heat to more than 350 Fahrenheit due to Canadian electrical laws. Thus, forget about cooking anything that requires a higher heat level. They do not turn on the air conditioning or heating until late into either season. You will boil on hot days in March and April and you will freeze on cold days in September and October. The courtyard, gym, saunas and dep are shared with du parc residents, none are actually in the club sommet building. You have to switch buildings. This involves a lot of elevators and doors, which is time consuming. Du parc residents also pay half the rent (more or less) and use all the same things you do. The outdoor amenities can only be used 3-4 months a year, but youll be paying for them year round. Service is horrible. All of the management have horrible attitudes and are not helpful. They do not care about you as a tenant. Profit is the only thing on their mind. No one ever stays for more than a year. They have a problem with keeping tenants. There is a reason.
